Accessory Dwelling Unit (ADU) Application
This application is to request the use of an accessory dwelling unit (ADU) on your property. An ADU can only operate upon approval of a permit issued by the Department of Planning and Zoning based on compliance with the Zoning Regulations. The ADU application must include a plot plan that shows compliance with the maximum size limitations and required setbacks. For ADU’s in a newly constructed structure, the plot plan must also demonstrate adequate water conveyance not impacting neighboring properties or the existing subdivision’s stormwater management facilities.
Development of an ADU requires the property owner to reside in either the primary dwelling or ADU to rent the other unit. Rental licenses are managed by the Department of Inspections, Licenses and Permits and are reviewed by Planning and Zoning for compliance with the Zoning Regulations. A rental license is required if you wish to rent your primary dwelling or ADU. Before applying for the rental license, you must obtain zoning approval by submitting and receiving approval of an ADU application. Rental license renewals may be submitted directly to the Department of Inspections, Licenses and Permits.
