Howard County Housing Department accepts Moderate Income Housing Unit applications

Free informational workshops scheduled for April 18th, 19th, 25th and 26th

ELLICOTT CITY, MD – Howard County Department of Housing and Community Development (DHCD) is now accepting applications for its Moderate Income Housing Unit (MIHU) program. Applications for the MIHU homeownership program are being accepted through Monday, April 30.

During the month of April, DHCD will host four MIHU workshops to explain the program’s eligibility requirements and the application process. The workshops are free and open to the public; however, registration is required. On Wednesday, April 18, DHCD will host its first of three MIHU HOMEOWNERSHIP Information Workshops from 6:00 to 8:00 p.m. in Room 6 of the Gateway Building, 6751 Columbia Gateway Drive in Columbia. The final MIHU HOMEOWNERSHIP Information Workshop will take place on Thursday, April 26 from 6:00 to 8:00 p.m. at the North Laurel Community Center, located at 9411 Whiskey Bottom Road in Laurel. To purchase an MIHU home, individuals must apply to DHCD during an open enrollment period to be placed in the database. To qualify, an applicant’s household income may not exceed 80% of Howard County’s median income (example: maximum $96,753 for a four-person household). Applicants must meet minimum credit score requirements and household income must be sufficient to qualify for a mortgage based on industry standards. Sale prices for MIHUs can range from $252,637 to $328,428 for a new townhouse. Actual sale prices vary depending on the size and amenities of the unit.

Homeownership opportunities are currently offered at below-market sales prices in several communities, including Oxford Square’s River Overlook community in Hanover, Joseph’s Courtyard in Columbia and Shipley’s Grant in Ellicott City. Previously owned homes throughout the county are also for sale under the MIHU program as they become available. With competitive low interest rates still available, individuals with incomes as low as $68,000 may qualify to purchase a home. Most of the townhomes feature three finished levels with 1,800 to 2,300 square feet of living space, three bedrooms, two full and two half baths and more. To rent an MIHU unit, a qualified applicant’s household income may not exceed 60% of the Howard County median income (example: maximum $50,795 for a one-person household and $72,565 for a four-person household). MIHUs are rented on a first-come, first-served basis and are interspersed throughout each community and residents enjoy all the amenities of community life. Alta at Regency Crest, Annapolis Junction, Ashbury Courts, Azure Oxford Square, Belmont Station, Brompton House, Miller’s Grant, Mission Place, Orchard Meadows, Orchard Park, Penniman Park, Residences at Annapolis Junction, Townes at Pine Orchard and The Vine currently offer MIHU apartments.  Prospective renters may apply directly to a participating rental community at any time during the year.
